BIM-AM Deployment in Existing Buildings with Asset Digitalisation to Foster Smart City Development
EMSD has pioneered the development of Building Information Modelling for Asset Management (BIM-AM) in recent years and promoted it to the trade for E&M system operation and maintenance (O&M) while BIM-AM has been one of the engineering solutions to provide digitized Electrical and Mechanical (E&M) engineering solutions and to enhance our E&M service quality in tandem with smart city development.
After the asset digitalization pilot project of EMSD HQs, EMSD engaged temporary workforces under the Anti-Epidemic Fund on one hand to ease the worsening unemployment situation due to the COVID-19 epidemic and on the other hand to facilitate the digitalisation work for E&M assets in more than 200 selected existing government buildings, including government offices, clinical, municipal and recreational facilities since September 2020. The asset digitalization works cover site surveying, digitalized E&M asset data and O&M document, construction of building information models retrospectively, and provision of Radio Frequency Identification (RFID) tags for a few hundred types of major E&M assets etc.
The digitalized E&M asset data together with BIM models and the new effective variant namely “BIM-AM Lite” models (3D objects onto 2D floor plans) were deployed to the EMSD self-developed BIM-AM Systems for asset data management, electronic works order handling, remote equipment/system monitoring and fault diagnosis; on-site asset locating and fault rectification. It has been proven effective in streamlining the workflow in O&M, facilitating responsive incident handling and sustainable asset management. The achieved time-saving on fault clearance could further minimize E&M system downtime and improve our public service delivery.
To well manage the massive built-asset information for quality assurance and potential BIM auditing, EMSD commenced the establishment of the first on-premises ISO19650 Common Data Environment (CDE) for Asset Information Management application in Hong Kong. To conclude, the overview of the implementation of BIM-AM for EMSD and its way forwards with the aid of Internet of Things (IoT) would be covered in this technical seminar.
